What you can buy

The right type depends on whether you are buying to live, to let or to hold. These are the options we work with, and what each one is usually chosen for.

By size

Studio

The lowest entry price and the highest yield per dirham. Popular with short-let operators and single tenants.

1 bedroom

The deepest rental market in Dubai. Easy to let, easy to sell on.

2 bedrooms

The step where couples and small families start looking. Slower to let than a 1BR, longer tenancies.

3 bedrooms and above

Family stock. Fewer tenants, but they stay for years, which cuts vacancy and turnover cost.

Penthouse

Top-floor units with private terraces. A thin market, driven by view and finish rather than yield.

Apartment

Tower and mid-rise stock. Service charge covers the building, so ownership is close to hands-off.

Villa

Standalone homes with a plot. Higher entry, higher maintenance, and the strongest capital growth in family communities.

Townhouse

A villa layout at an apartment budget. The usual compromise for families who want space without a plot.

Luxury property

Prime addresses, larger floor plates, and buyers who care about the view and the neighbours more than the yield.

Branded residence

Managed by a hotel or fashion brand. Higher price per square foot, and a rental premium that usually follows it.

Investment property

Chosen on the numbers first: yield, service charge, tenant demand and how easily it sells on.
