    Search

    The brief becomes a list.

    We work the market against your budget, district and property type, including units not publicly listed.

  2. 02

    Shortlist

    Two or three, not thirty.

    We cut the list to what genuinely fits and explain why the rest were dropped.

  3. 03

    Analysis

    The numbers per unit.

    Asking price against recent transactions, service charge, achievable rent and net yield.

  4. 04

    Viewing

    In person or on video.

    We walk the unit and the building with you, or record it properly if you are abroad.

  5. 05

    Negotiation

    Price and terms.

    We negotiate on your side: price, what stays in the unit, and the transfer timeline.

  6. 06

    Document check

    Before any money moves.

    Title deed, service charge history, outstanding mortgage, NOC position and any restrictions on the unit.

  7. 07

    Transaction

    MOU and deposit.

    The memorandum of understanding is signed and the deposit is placed under the standard protections.

  8. 08

    Registration

    Transfer at the DLD.

    Developer NOC, then transfer at the Dubai Land Department and the title deed issued in your name.

  9. 09

    Handover

    Keys and utilities.

    Keys, access cards, DEWA and cooling transferred. From here we can furnish it or find a tenant.

What we check on the unit

  • Title deed and that the seller is the registered owner
  • Any mortgage on the property and how it will be cleared
  • Service charge history and whether anything is outstanding
  • The building's own management and maintenance record
  • Recent transaction prices in the same building, not the asking prices
  • Rental history and what the unit realistically achieves
